Most of our loans will fund in 7-10 days after the appraisal is received and reviewed.

All our hard money loans are based primarily upon the equity in the property. Income is reviewed but is not a major factor.  We’re asset based lenders but we want to know you can make the payments. We like loans from $80,000 to $5,000,000. We love brokers and pay out $1,000’s each month in referral fees to brokers and real estate agents.

How To Get Your Hard Money Loan in Houston and Across Texas?

Step 1: Apply

Fill out our simple form here and apply for a loan. You’ll need to provide basic information including the purpose of your loan, loan amount, how you plan on paying it back, property information, and any other relevant data. It is also helpful for us if you send over pictures as well as any previous appraisal you may have on file.

Step 2: Pre-Approval

Once we receive your form, we’ll give you a call back within the hour to discuss our rates and review your information. During this call, we also set up a site visit to assess the property and meet you in-person. We like to know who we’re working with, and we feel a credit check doesn’t yield the same personal touch.

Step 3: Offer

After reviewing the property and your loan application, we will send over a letter of intent with the terms and conditions of the loan for preliminary approval. The rates that we offer depend mostly on the type of property, term of the loan, and the risk assessment on the investment.  We love bank turndowns.

Step 4: Approval

Once we receive a signed letter of intent back from you, we will need to order the title policy and a new appraisal. Title policies can take 4 days to 7 days to get back. Appraisers can be paid with cash, credit card or check. We will also need specific documents depending on the type of loan you received.

Step 5: Receive Funds

After everything has been processed and we have the documentation we need to proceed, we will set up a closing date with the title company.  In most situations, hard money loans can be funded within a week to ten days. Since we’re a direct lender we can approve your loan the same day. This means that you won’t have to wait through a long administrative period and can capitalize on quickly moving forward with the property you would like to purchase or refinance.
